Winterization
Winterization - Emergency Service
When the weather is cold there is a chance that pipes will freeze and burst causing damage. If there is no heat in the home due to a fire for example, we can drain and treat the pipes so that they will not burst.
Winterization Service for Damaged and Vacant Properties in Chicago and the Surrounding Suburbs
When a building loses heat after a fire or sits empty through a Chicago winter, the pipes freeze and burst. The result is a second loss on top of the first. Accurate Board-Up & Glass winterizes damaged and vacant properties so the plumbing and the building survive until repairs begin.
When you need winterization
- After a fire when the heating system is shut off
- Vacant homes, rentals and foreclosures
- Buildings waiting on insurance repairs
- Commercial spaces between tenants
- Any property with no heat between October and April
What winterization includes
We shut off the water supply, drain the water lines and blow out the pipes with compressed air. Water heaters and boilers are drained. Toilets, traps and drains get non toxic antifreeze so they do not crack. Faucets are tagged so no one turns them on by mistake. We can also seal openings and add insulation around exposed plumbing.
Protect your insurance claim
Insurance policies expect you to prevent freeze damage in an unheated building. A documented winterization shows your adjuster that you took care of the property. We provide photos and a written checklist of every step.
Part of the emergency package
Most fire jobs in winter need board up, winterization and temporary lighting on the same day. We do all three in one visit so you do not have to wait for three different companies.

Frequently Asked Questions About Winterization
What is property winterization?
Winterization protects the plumbing in a building that has no heat. We shut off the water, drain the lines, blow out the pipes with compressed air, drain the water heater and boiler, and add non toxic antifreeze to toilets, traps and drains.
Can the plumbing be turned back on later?
Yes. When heat is restored, a plumber or our crew refills the system, checks for leaks and removes the tags.
Is winterization covered by insurance after a fire?
Usually yes. Your policy expects you to prevent freeze damage in an unheated building, and a documented winterization is far cheaper than a burst pipe claim. We provide photos and a written checklist of every step.
How long does winterization take?
Most homes take a few hours. Larger commercial buildings may take a day. Every faucet is tagged so no one turns the water on by mistake.
When does a building need to be winterized?
After a fire when the heating system is off, in vacant homes, rentals and foreclosures, in buildings waiting on insurance repairs, and in any property without heat between October and April.
